Each
year, we allow a select handful of weddings to take place. Due
to the wear on the grounds, we book no more than we feel the site
can handle.

Policies for Celebrations at Kona Beach House
Our family has owned the Plantation Manger’s Beach House and the Seaside Zen Cottage for more than 60 years. These homes are a sanctuary for our family and friends. It is a place for contemplation, rejuvenation, and often celebration.
We are delighted to share our sanctuary with people who will appreciate its unique qualities. Most of our guests respect our property and treat our homes as they would treat their own. On a very few occasions, we have had to remind guests of the guidelines for use of our home, particularly during celebrations. Weddings in particular can sometimes involve loud music, with festivities lasting into the small hours of the morning, large groups of friends coming over all of the time, and lots of traffic. If you or your guests are looking forward to this kind of celebration, please do not attempt to stay at our homes.
Here is what we expect:
General Behavior
The homes are in a residential neighborhood so the guidelines are intended to maintain the tranquility of the place and to insure the quiet enjoyment of our neighbors and the neighborhood. Weddings and celebrations are often attended by people who are not well acquainted with the guest who is their host and who is renting the homes. Nevertheless, it is the responsibility of the host to monitor the behavior of all members of the party, including the caterers, musicians and uninvited guests.
Remember – in addition to your own, you are responsible for the behavior of your guests, your caterers and entertainers.
Hours
Events must conclude no later than 10 pm, and thereafter noise at the house and/or on the beach must be kept to a minimum. Our neighbors have been told to call our caretaker if they are disturbed after 10 pm. If the noise persists or if (in the extremely rare instance) the neighbors complain to the police the deposits on both homes will be forfeit and you will be asked to leave immediately.
Number of guests / Site fees
Renting the property for any event that anticipates 25 or more guests, including those staying on site, will be necessitate renting both the Plantation Manager's Beach House and the Seaside Zen Cottage. With few exceptions, rental periods are for no fewer than 7 nights.
The site fees are levied for one major event, with no more than 100 people. Families rent both houses for weddings and other celebrations and we understand that they often have gatherings in addition to the large event. Your basic rental fee anticipates these events will include no more than 25 people (including guests staying on site). If you are planning on having more than 25 people gathering at the homes on any occasion other than the major event, please let us know in advance – you may be renting the wrong place.
Parking
Except for the actual event all parking must be on site within the gates and on the paved portions of the driveways. We can easily accommodate 12 vehicles. Please do not park along Alii Drive. During large events offsite parking is available across from the Church of the Living Stones. Caterers and Suppliers should park on site while they are setting up.
Insurance
We require that you provide us with the names and contact information of your caterers and other service providers are. Please inform them that we will require that they add us as an additional insured on their insurance policies and that we must be provided with a copy of the Statement of Additional Insured.
Inventory
We keep an inventory of items in the houses – please make sure that your caterers do not remove items belonging in our homes. In addition, please do not take item from one home and leave them in the other – you may be charged extra for returning items to their proper place.
